Position Summary:

The role of the Real Estate Manager is to perform strategic market and competitor analysis, manage lease options and terminations, identify real estate opportunities, and build industry relationships in partnership with the Senior Vice President – Real Estate, Store Planning & Construction.

Essential Functions/Responsibilities:
  • Perform strategic market analysis: including evaluations of market demographics for potential new stores, evaluation of existing markets in terms of market share and dominance, store addition/expansion needs, optimal allocation of stores, and identification of population and economic growth areas for new market entry considerations in partnership with SVP
  • Monitor upcoming lease options, terminations, and other real estate activity in order to leverage the best terms available for Belk
  • Identify opportunities to sell land to outparcel users in areas where there is surplus real estate
  • Build relationships with departments within Belk Stores Services, as well as the Divisions, in exchanging critical landlord information and data necessary for proper coordination and implementation       of real estate projects
  • Develop and maintain good working relationships with real estate developers and professionals throughout the industry and keep informed of their plans accordingly while also developing and maintaining good working relationships with real estate representatives of other retailers within our territory
  • Manage the agenda of real estate matters for greenbook and board meetings, competitor analysis in existing Belk markets, and assist with special projects as requested by the CEO
  • Partner with SVP and Real Estate Property Manager with lease consents, Reciprocal Easement Agreement amendments and license agreements
  • Supervise Lease Administration Coordinator and oversee all payments to Landlords
  • Frequently travel to existing Belk store locations to assess markets, conditions of stores and competition 
Requirements/Qualifications:

·      Four-year undergraduate degree (Business Administration, Management, Planning & Design)

·      3 years’ experience in commercial real estate management

·      Experience negotiating with vendors, landlords, and developers

·      Proficient in Microsoft Office (Word, Excel, Outlook, PowerPoint, etc.)

·      Ability to travel to stores, markets and offsite facilities

·      Strong analytical and presentation skills with the ability to analyze and understand lease terminology and legal documents
