Position Summary:

Working under the Director, this position is responsible for all aspects of interior and exterior building construction on assigned projects. This position is also responsible to administrate the day-to-day activities. 

Essential Functions/Responsibilities:

Responsibilities & Essential Functions

  • Administrates (and / or coordinates with an external consultants), the construction related activities on all assigned projects. This includes interior and exterior building construction and fixture installation. The construction department is part of a larger project studio that includes Architects, Store Planners, and Contract Administrators. These groups work closely as a project team.
  • Responsible for maintaining construction schedules on all assigned projects. Prepares detailed schedules, progress reports, etc. and makes periodical site visits as necessary.
  • Responsible for communicating construction progress on assigned projects. This includes communicating with the store planning team, consultants, divisional management, other BSS support teams such as Systems, Telecommunications, Loss Prevention, Visual Merchandising, etc. This should be done through the distribution of weekly trip reports, weekly photos, meetings and conference calls, etc.

  • Responsible for validating and approving all field generated, change order request. This includes keeping track of pending changes that are happening in the field and reporting them to the Manager of Contract Administration and the Director of Construction Services so they can properly be posted as part of the project costs as they are happening, rather than at the end of the job.
  • Responsible for the quality of all building construction and interior fixture installation on all assigned projects. Responsible to see that all construction follows Belk’s drawings and specifications and that all workmanship is acceptable to Belk’s standard of quality. Performs thorough inspections and detailed punch lists for the contractors.
  • Works closely with the divisional management and store managers in preparing construction-phasing plans for remodel projects as requested by the Director of Construction Services.
  • Assists the Director of Construction Services to manage the bidding process (General Contractor) on all assigned projects. Prepare bidder lists, conduct pre-bid meetings, receives bids and award contracts.
  • Consults with the Director of Construction Services, and the Director of Store Planning & Architecture in resolving errors and inconsistencies on the drawings and problems that arise in the field.
  • Works closely with the Director of Construction Services, and the Director of Store Planning & Architecture in providing ideas and / or feedback that can be incorporated into the plans and specifications to reduce costs and improve cycle time.
  • Assists the Director of Construction Services in developing the scope of work for all projects when as requested.
  • Assists the Director of Construction Services in developing the projects budgets when requested.
  • Assists the Director of Construction Services in developing detailed construction schedules when requested.
  • Assists the Director of Construction Services in preparing budgets and cost estimates for new stores and remodeling projects when requested.
  • Coordinates miscellaneous maintenance projects such as roof repairs, parking lot repaving, etc. as directed by the Director of Construction Services. This includes assisting with bidding, overseeing the construction work and administrating the contracts.
  • Presents plans to senior management as necessary.
  • Stays abreast of building codes and ADA requirements, and works to ensure that the staff also understands them and is adhering to them.
  • Maintains communication with the Director of Construction Services, keeping him abreast of schedules, planning issues, personnel issues, etc.
  • Attends and actively participates in periodic meetings with the staff to discuss project, and discuss new company directives and information.
Requirements/Qualifications:

Minimum Required

  • Bachelors degree and/or equivalent years of experience in Construction Management, Architecture, or Engineering
  • 2 or more years of applicable experience in Retail Construction, retail store planning, design or construction
  • Two years working knowledge of Timberline, Microsoft Project, and Access Database
  • Proficiency with AIA contract documents
  • Proficiency with Microsoft Office

Preferred

  • PE, CCCA or LEED AP Certification
